Pre Purchase Building & Pest Inspection & Report

A Pre-Purchase Building & Pest Inspection is as the name suggests, an inspection carried out before you buy a property. The property is usually owned by a third party and the report will identify significant building defects or timber pest issues . We will compare the property inspected with buildings of similar age and construction and will give an overall rating for the dwelling.

With Tewantin Pest Control & Building Inspections, you will know immediately if there are any serious building faults or termite issues. These faults need to be identified before you take ownership so you don’t get hit with expensive repair bills down the track. A Pre-Purchase Inspection is a tiny percentage of the purchase price…excellent insurance value by any standard.

This report is extremely valuable when you are negotiating your property’s purchase, making a property bid, applying for a bank loan and most importantly it will help you buy your new home with confidence. You can be confident when you are signing on the dotted line that you know exactly what you are buying as we have given you written proof of the property’s condition to compliment proof of legal title.

We encourage you, the buyer, to attend your Building & Pest Inspection so we can show you and explain to you first hand any abnormalities or issues we may find. The more informed you are when purchasing your property, the easier it will be to negotiate the sale and the clearer you will be as to what, if any, repairs may need to be undertaken.

What is the difference between a Pre-Purchase Pest Inspection and a Termite Inspection?

A Pre-Purchase Pest Inspection or more accurately a Timber Pest Inspection is carried out before the purchase of a property (either by the seller and / or buyer). It will assess the property for more than just termites, also looking at borer activity, wood decay, fungus and mould. Given its importance in the sales process, an agreement needs to be signed before an inspection is carried out.

In contrast, the Standard Termite Inspection is carried out by property owners as part of their normal property maintenance routine. Normally these inspections are carried out on an annual basis, but sometimes more frequently on properties with a higher risk of termite attack. This inspection is focused solely on termites, however if we spot wood decay or borer issues, we will let you know!).
